Even in an Overheated Market, Australia Still Boasts Many Rural Real Estate Bargains

On a national level, Australia's real estate market has been accurately described, for some time now, as one that greatly favors sellers. Steady appreciation in real estate values has been the rule across much of the country for years, leaving many potential buyers facing down steep price tags.

Although this has been the prevailing situation in most of the country's more densely populated areas, rural properties have kept much more in line with historical norms. Rural properties for Farms for sale in NSW, for example, have appreciated at average rates half of those typical of the Sydney area, meaning that they now frequently represent some excellent values.

The Colliers agency, for instance, currently lists a sprawling agribusiness near Port Macquarie whose asking price would surprise many buyers. Extending over more than three quarters of a million hectares, the property had been used for decades for the semi-commercial farming of alfalfa and other crops. While the current owner has deemphasized that side of the property's potential in favor of making it a more peaceful place to live, it remains ready for uses of either sort.

In addition to the wealth of land the property includes, its residential assets are every bit as impressive. A beautiful farm house equipped with four luxurious bedrooms is the undoubted centerpiece, having plenty of room for a growing family to spread out in and relax. Supporting guest houses and equipment sheds add further to the property's value for a wide range of buyers, making it an attractive place whatever the eventual buyer's final plans for it might be.

Despite all of those attractive traits, the entire property can be had for what might leave a Sydney buyer with little more than two-bedroom home of no special distinctions. While the property in question is located, in fact, some distance from the nearest large city, it offers a style of relaxed, nature-facing living that many prospective buyers will find extremely attractive.

Although this particular property certainly stands out from the pack in important ways, it is by no means the only one of its sort to be found. In fact, buyers who search beyond the most populated parts of New South Wales and of Australia in general typically find that striking bargains of this sort are not all that difficult to come by. Even if Australia's real estate market has experienced sometimes-daunting inflation in recent years, then, buyers who are flexible enough will still find plenty of cost-effective options.
